The room and property was just not very clean, and the management was not around. I never saw anyone at the front desk. I was simply advised that my room was open and the key was inside when I arrived.

Our room smelled like Ben Gay. When we complained we were told that the cleaning staff had left for the day. When I asked for fresh sheets in hopes that it would help with the smell I was told that the cleaning staff had left for the day and could only be offered fresh pillow cases. The room was very dark with insufficient lighting. The bed was atrociously uncomfortable. You would think that with all of the Ben Gay in the room I wouldn’t have woken up with a stiff back. Nevertheless I did. I get it- location, location, location. I was there for a wedding. Next time I’ll commute to the event. Never again!

I don't know why this place gets a bad wrap. You're obviously not staying in in a 5 star hotel, but this place was clean and safe. 10/10 would go again.

Staff is friendly, after checking in we went straight to our room and settled in, lied on the bed to relax for a little bit after a long drive, suddenly my wife yelled and saw a big spider crawling on her head it was on the pillow! Not a good first impression of the cleanliness of the property, the road noise is a major turn off, really hard to sleep at night even if they’re providing ear plugs for the guests to wear…

Its was real easy to check in. Brian was awesome and helpful. Loved the view from the balcony the shower was awesome and also the little hill patio in the back that was superb. I would stay here again.

Check in was easy at this little hotel built into a hill. Our room was near PCH so it was quite noisy all night, which explains the earplugs left in our room. The decor was cozy and the room was comfortable.

The rooms are very basic but clean. However my sink was clogged and took forever to drain dirty water. Prices for any hotel room are exorbitant in Malibu so this one was overpriced as well

The sheets were frayed. The door key stuck in the lock . There was no phone to call lobby. There was no ice. Parking was not adequate . Only 2 lousy paper cups in the room

I hope the staff reads this to help others staying
Noisy and no administrative help. The office staff comes in when they essentially need or want to. I had to wait the entire morning to pay them before I could enjoy my day. Sign on the office door posted a time staff would arrive and it was off by several hours. When calling the number they responded they could only text. Highway close is very noisy even with the hotel provided earplugs. Nice enough place but shady business practices and definitely not the place to stay to sleep.

We had a great one night stay! The room was very nice and clean & the view was fantastic. Walking distance to Nobu, our favorite restaurant on our trip so far and Farm on the Malibu Pier has the best vegan wedge salad I've ever had. The staff was so nice, we had a great time.

The room was fine, fairly quiet and clean. It is a bit challenging for people with mobility issues: our room was on the top floor and there's no elevator, so we had to park near the stairs. It's also tricky to get in and out by car, since it's right on the Pacific Coast Highway. However, it has nice views of the coast and hills, especially from the hilltop lounge behind the building.

Nice size room, clean and comfortable. It can be a little loud in the mornings also there’s no ice machine but great location 5 min walk to the beach pizza and liquor store right next door!

We stayed the entire week. The location in Malibu is great. Close to the Malibu Country Mart and Pepperdine University. the rooms are unassuming but comfortable. The property is located on Pacific Coast Highway, which has loud traffic noise when you initially enter the room, but it is Malibu, so you get used to it. We called the manager to talk to them about the noise and we got a call right back, which we really appreciated. All in a great stay and a wonderful vacation for us.

Fun Place
If you are a light sleeper this is not the place for you. We did not mind the noise from the highway, since we knew it would be there. We did have a problem with the people in the room next to us. They partied until about 2 am. They did keep us awake. Other than that we did enjoy our stay.

Great location
The first room was 15 feet away from the PCH, very noisy but the manager gave us another room which wasn't quite as noisy. It is what it is in Malibu, pricey but very coinvent location and clean well maintained site.
