All in normals, room is very small for this price is OK ! Interior Need new paint. The air conditionin install in terrible 5 feet High, so the air all time direct blow to the head.

A very good Guest House
The receptionists were marvellous. All of them. Specially the young man that I met there on 2 days of my 3 day stay. I was going to Osaka from there; but the typhoon had come and the trains had been cancelled or suspended. He spent so much time to find out for me & then write the directions down, so I can take the normal slow train to Osaka (the bus Nos, the train names, the stations I needed to get off, the landmarks) and I got to near proximity of my Osaka hotel; he even asked me the address of the Osaka hotel so he can tell me which lines to take, to get off the train just near it. He was the most helpful receptionist ever and I have met many many receptions in my travels. He & this guest house topped them all. They have produced a very helpful local map of the buses near them. Thank you for being so helpful. :-)

Best budget-friendly stay in central Kyoto
I stayed a week in Uraraka and I was very happy with the service and with my stay there. After spending the 1st night in smaller room,the staff gave me a more spacious room which was perfect for a solo traveller.Read some reviews before about the location,but it’s actually perfect(I know the city very well).From the bus stop 1 min away from the guest house, there are buses taking you to Arashiyama,Higashiyama,Sanjo/Shijo region, Kinkakuji-basically to most tourist attractions in these areas.there are free bicycles provided and if you need train,JR Nijo is 15 min on foot.Two convenience stores within 3-4 min walk,and a big supermarket with a 100 yen shop also 3-4 min walk.Nijo castle is basically across the street.extra clean rooms,with daily towel change upon request and if you stay longer,they change bedsheets every 3rd day. Staff is English speaking and so,so helpful.Yuji san even stayed with me when my airport shuttle was late,in case I needed to call.Overall,nothing bad-only wonderful experience.

Clean and comfortable
If you want a grand hotel with a big lobby and glitzy bars then this isn't the place for you. If, however, you want reasonably priced, clean, central accommodation with good wi-fi and super helpful staff it is. Other reviewers have remarked on the size of the bathrooms and, while they are certainly small, they're perfectly manageable for a few days. The only negative to our stay was that the wide selection of breads for breakfast didn't include any non-sweet, plain varieties for toasting etc.: if that's the only criticism you can make then you know they're doing pretty well!

The staffs are extra nice love the breakfast bread. The room is spotless ,glad that we have chosen this hotel at first we was going to stay for 3 night but change to stay here for one more night and just take a day trip to Osaka instead as it only take half an hour from here by JR train

Great location (a 10-15 minute walk from Nijo JR station. All of the staff were incredibly helpful, friendly and spoke very good English. The breakfast breads were very tasty, and the tea/coffee facilities in the lobby were also handy. The room was very clean and spacious, with comfortable beds (we stayed in a twin room). There is also a large supermarket and a few 7-11s nearby, but it is a while away from the main touristy areas.

This is a great little hotel in a quiet but easily accessible area of kyoto. The choice at breakfast is good and found good views of the sunrise from the balcony. Has everything you could need, the only slight downside is that you could hear many of the noises coming from the floor you are on but i understand that is hard to control.

The staff were most helpful with suggestions of where to eat, on bus passes, using their bicycles and with a bus stop right outside, nothing was too far away. Sadly though, it was very noisy and some of the other guests had no respect for the “quiet times”, which was quiet disappointing. Take ear plugs!!

Great central location with 4 bus lines that stop on the corner, and take you to most popular places. Small but clean and efficient. Friendly and helpful owners. Washer and dryers were helpful. Breakfast was only continental but varied.

They try hard, but property falls short
Single room was quite small, same with bathroom. Walls were thin thus it was noisy. Plumbing was sub-standard. Bed was quite comfortable. Not many choices in restaurants in that area. Learning to ride the bus is essential. However, for such a low price, it is a good value. Young staff is eager to please. Has the feeling of a youth hostel.

Very nice and helpful staff! Many know many languages. They were able to ship my luggage to my next hotel! And they sell bus day passes at the front desk, do I didn't have to track one down. They give you several maps for the area and for the bus, even marking on each one where the hotel is. It was a little out of the way (for where I ended up wanting to go) and the showers were a bit small, but those are minimal gripes compared to the rest of my stay. Thanks for a fantastic visit!

Incredibly pleasant and definitely recommended
The staff were super helpful and answered any questions I had easily and quickly. I loved the rooms, very clean and spacious for a Japanese hotel. Also the cheapest non-capsule hotel I found in Kyoto. It was lovely and has lots of facilities available. About 15 minutes walk to every station, which is managable and well located as means you can get to each subway line with equal distance. Many plugs in the rooms, had fresh towels everyday, toiletries and a fridge. I had such a happy stay here - definitely great for solo travellers and families.

Clean, Friendly, Great Location & Tea and Coffee!
Fantastic location, was able to walk to most of what I wanted to see out there and the service is wonderful, they really go the extra mile for you. Free tea and coffee all day too! Clean, free wi-fi etc this place is a good choice. My ONLY complaint (which could be more on me than the guest house) is that the signage could be more clear, it was very easy to walk past and miss it coming from the right. I got lost twice, luckily the locals were nice and helped me out but even if they had a small sign which stuck out visibly from both directions I think it would help. Interior was a little old school and reminiscent of hostels rather a hotel but I'm splitting hairs here as that's just my personal taste. Overall: clean, friendly and in a wonderful location. A good place to stay!

I totally recommend this place. This place was like to be at home the service was excellent the office people was super nice and whoever information you need to get around to Kyoto they help you. Thank you very much to Mr. at the hotel he was very friendly and help us a lot. if any time I'll go back to Kyoto I stay at that place.

Walking distance from Nijo-jo castle. Close to bus stops. Very friendly staff. the private bathroom in our room was tiny but had good hot water supply and nice water force. The rooms were clean. The staff members are very sweet, accommodative and welcoming. All of them spoke English. We are vegetarians and when the staff learned about us being vegetarian, they sorted the bread to meat containing and vegetarian friendly section and informed us which was suitable for us. Overall, the place fitted our needs for stay in Kyoto.

Very good backpackers accommodation. Great staff, good fresh breakfast. Unfortunately the street outside seems to get used as a bit of a race track and the rooms don't keep the sound out very well so you can hear the less quiet guests.

This was an excellent experience. The hotel is a little difficult to find, so be sure to provide your cab driver (or yourself) a clear address and possibly a map from online. The hotel staff spoke English and were more than helpful, offering directions, suggestions and they have bike rentals onsite; which I found to be the easiest way to get around. They are located only a few short blocks from the Castle. Highly recommended!

Comfortable stay with reasonable price
It is located a little far from the train station, but has an easy access to bus stops that can take you to main sightseeing places. The room is clean and quiet. The staff is friendly and helpful. We could left our luggage at the hotel while we were hanging out.

A great guest house, will stay there again
It's a really nice guest house in a good location for transportation, the bus stop is less than a minute walk from it, so you can reach it strait from the train station by bus or if you want to go look around in Kyoto. The rooms are nicely done, equipped with everything you need for your stay. The staff is really friendly and helpful, so if you want to go somewhere in Kyoto, but don't know how to get there, they're gonna help. A little bit of an extra was, that the day I stayed there, there was a big rain, but they even provided towels at the entrance elevator to their guests in a basket, so you could dry yourself while going to your room (a really great thing when you get soaked by the rain). Sadly I couldn't try out the breakfast, because I needed to catch the train, but there's always the next time.

I loved it here. When I booked it seemed very cheap so I was wondering what to expect but it was great. Quiet, clean, room was nice, staff were lovely and spoke English. Breakfast was various sweet breads and coffee and my room wasnt carpeted; these are the only areas for improvement I guess if I really had to come up with something. Highly recommended.

It’s a small very pleasant hotel in Kyoto. Here are my details ratings: Bedroom 3 because small size Bed 5 because comfortable good sleep Bathroom 3 because small size Staff services 5.5 because excellent Location 5.5 because bus stop just outside Breakfast 5 because delicious specialty breads plus drink Kitchen area 5 because tea and coffee available 24/7 Overall Rating 90% out of 100% or 4.5 I recommend travelers to stay at this guest house especially when they are budget travellers.

A good hotel for your Kyoto stay.
The hotel is very nice, with helpful staff. Our room was small but this was expected. The room was clean and comfy. We managed fine for our 5 nights. The breakfast provided was adquate. Hot tea & coffee and different types of bread are available in a small area on the reception level. The only down side is it's away from the main sites, but saying that numerous bus routes run past the hotel.
