Not what was expected
This hotel did not live up to the photographs or the description. It is very tired and worn, not what we expected. Breakfast was very basic. We only stayed one night and then moved to another hotel.

The location is great but the hotel is very old, the facilities are worn out. The biggest problem was the water pressure in the shower, the first night there was very very little water coming out of the shower and there was NO HOT WATER. After we complained there were a bit more water coming out but the water stopped a few times when i was taking the shower, so i had to wait a few minutes to continue my shower until the water comes out.

Very noisy, inside and out. School nextdoor yelling at 7am, guests stomping and yelling in hallways past 3am. Refrigerator bagging all night. Air-conditioning barely keeping up. Safe broken. Bathroom fefurb already moldy. Cheap DIY Shower Head for shower complete with moldy shower curtain. This was my Hotels.com Gold VIP Upgraded Room! Had to demand the advertised airport shuttle from management as staff denied twice.

Expensive and bad quality. There's better in HCM.
Very disappointed. The orange juice dispenser had insects inside it. Luckily My friend was able to stop me before I consumed it. Twin Bedroom apartment did not look like pictures. Description said it comes with oven but they did not supply it when requested. Rooms were very dusty. Reception security sleeping on the job each night.

It was not communicated to us at any stage that we were sleeping above a nightclub. Imagine the horror of three nights of pounding music until 3:30am with no warning. The bathroom was ok although there was mould in the grout. The room and corridor outside our room smelt like cigarette smoke. We had dinner in the restaurant the first night and it was barely edible. Breakfast was the same. H tv e cooked food was overcooked and dry even at 6:00am. And the final straw was the cockroach crawling across our table at breakfast. The only positive of the whole motel was Johnny who was very helpful.

Loud music until 2:00am
There is a nightclub on the ground floor of the hotel. We had a room on Floor 1. The music was loud enough to shake the windows until 2:00am. The next night I asked to move to a room on a higher floor. I had to pay an upgrade fee to move rooms to the 6th floor since they didn’t have any other rooms of my type available. I could still hear the music on the 6th floor but it wasn’t loud enough to keep us up.

The service was great! People were very friendly, accommodating and willing to help. As anywhere in SE Asia, walls are paper thin, and the night club down stairs made it quite difficult to sleep.

Pros: 1. Staff and interaction is good. There is always someone at the front desk. 2. Location, walking distance to all sites in District 1. 3. Space of the apartment is great. 4. Value for money. If you are traveling with a family budget is a great option. Cons: 1. The pictures and the expectations of the property need to be change. The place is run down. 2. The restaurant and buffet are a let down. It looks unsanitary. My family had breakfast (bread and waffles), but it was more out of necessity. I didn’t stomach myself to eat there. 3. Like other reviews have mention the noise level from the street at all hours is everyday. Didn’t bother me but I had to mention it. Don’t get me wrong our stay was pretty good. We had everything we need it for what we paid for. Ho Chi Minh District one is pretty noisy but we made the decision to stay close to the sites to avoid taking taxis so we knew it will be noisy and the property would not be 5 stars.

The hotel is fine, but the nightclub at street level IS NOT. That’s right - there’s a nightclub at the bottom of the hotel and you will hear bass late into the night (we were on the 6th floor), even during the week until midnight. If you’re partiers, perhaps this is a selling point, but as visitors we liked going to bed early and waking up early. The hotel itself is okay - you’re probably overpaying but the location and space is just fine. Breakfast isn’t the best I’ve had but the patio space on the 8th floor makes up for the average food. Overall, based solely on the booming of bass until midnight during the week (and 2am on Friday/Saturday), I can’t recommend staying here again and caution all others that staying on a higher floor won’t necessarily lessen what you hear.

AVOID!!! Don't stay at this hotel!!
This hotel is perfect for those who want free music and bass until 2am. This is definitely not for family at all. There's a night club that operates until 2am next door. You can hear the music, and the bass shaking up your room until 2am. Not to mention, this hotel is famous for overbooked, I booked a 2 bedroom, 2 bathroom, but ended up getting a 1 bedroom and 1 bathroom instead for my stay. (4 adults and 1 infant) It's also very sad that Hotels.com didn't do anything about it or inform us prior to the arranged room not being available to us anymore. My 2 elderly ended up with 1 single foldable bed each.

The one bright side of this hole in the wall was that they upgraded my room. Unfortunately, it was to a room that was most susceptible to the blasting music from the concert hall across the street or the school next door!!

Again I come to a hotel and get disrespect because they don't educate their employees. Parkinsons drains my energy and makes me look tired and sick. They take this odd look on my face as me being drunk. I am provided bad service or no service due to this. Also, this hotel is situated by a concert hall. There should be a warning before people book! Super loud music every day at various times during the day keep me from sleeping or relaxing.

Good location, few minutes walk to Ben Thanh market. Complimentary breakfast was mediocre. I did like that they had a made to order soup each morning. Service people were nice. Hotel itself seems a little older, but they kept it clean enough. We ordered a two bedroom, not sure why it was jot available but we got 2 singles instead which worked out because overall we had more space.

This hotel, particularly the suites, is simply amazing. I've been to Vietnam and Saigon half a dozen times, have stayed in everything from Air BnBs to high end resort hotels in District 1 and I can assure you this is the absolute best value for money. First off for the price you get an actual suite, with a separate living room with sofa and TV, a small kitchen and a hallway to keep your luggage. This is of course in addition to the bedroom that opens into the living room and allows you to flip the TV around so you can watch it from your bed. The TV has a bunch of english channels including no commercial english movies (HBO, FOX, etc). Breakfast buffet is decent and has a small variety of western and asian choices. The location however is amazing, right in District 1, literally a 5 minute walk to Ben Thanh Market, the War Museum, Reunification Palace, the backpacker district, you're in the heart of the action without the evening car and bar noise. I can't recommend this place enough, Jason at the front desk was particularly helpful and pleasant!

Great stay- recommend but don’t forget ear plugs
Great stay! Pros: Breakfast buffet Clean Location staff- helpful and always smiling Large rooms Cons: Noise - specially if you are on lower flowers. The hotel is next door to a school and the school seems to have staff on mic all day long singing and yelling out to kids

Property is within walking distance to all tourist sites. The staff were outstanding and friendly. They were extremely helpful with finding out information about the tours we wanted to do and then also booking the tours as well as booking tickets to shows. I forgot to arrange our transfer from the airport to the Homestead and I sent an email in-between flights from Nha Trang to Ho Chi Minh but as we were boarding didn't have a reply but waiting at the other end was a representative of the Homestead waiting for us. And when we needed to return to the Airport on our last day they arranged the taxi's for us and advised the driver where we wanted to go. It only cost 150000 dong to the airport. Not bad considering what we pay here in Sydney. The property is a little on the old side I would rate it mid range. The beds were comfy and the water was hot and the air conditioning worked so that suited us fine. Highly recommend.
