Staff was very helpful and attentive. Helped with suitcases for top floor room. The breakfast service was very good with many choices and caffe service. Area was quiet and felt very safe. Easy access to major vaporetto stops and Biennale sites a short walk away. Enjoyed our stay here very much.

Excellent choice for those that want to be in a quiet and safe area in Venice. We would walk around the area late in the night without worry. It was close to a lot of major landmarks and made everything so much easier for us as first timer Venice goers. Also close to a couple of the major water bus lines so it is very accessible. Would recommend Teson!

This was an ideal home base for me and my family. We booked a family room, and my 2 daughters enjoyed having their own twin sized beds. My husband and I enjoyed the welcome gift of Prosecco on ice, and the staff was very helpful in recommending restaurants and transportation options. We were initially concerned about the location seemingly farther away from the city center, but it was very convenient. St. Marks square was an easy walk, and water taxis and the water bus were just down the alley. (Note there is no elevator, but we didn’t find that to be an obstacle.) My highest praise is for the front desk gentleman who discovered I had left my purse in the lobby after we checked out. He literally ran to the water bus and handed it to me just minutes before we boarded the boat. I don’t know what I would have done if he hadn’t found it and chased us down. It had our passports, etc! Thank you for your kindness! Highest recommendation for a family stay!

Everything about this property is 10 stars from the location to the cleanliness to the staff. Everything is amazing. The gentleman at the front desk was beyond helpful. The location on this hotel is perfect right in the corner of Piazza San Marco.

Nicely appointed and wonderful staff!
We were in the renovated part of the hotel, which was very nicely done. Small, but nicely appointed, very efficient and immaculate. Very comfortable bed and linens. The staff was extra helpful and accommodating...wonderful hospitality with a prosecco welcome! The location was great with easy access to the waterways - very close to the Bridge of Sighs, St. Mark's but the room was very quiet. Would suggest getting a private taxi instead of the public ferry. Be aware that some of the rooms have many stairs.

BEWARE: If you book with a third party you will be assigned this hotel's smallest rooms, in the annex next to the main hotel. Though clean, these rooms are TINY with very cramped bathrooms. The hotel staff told me I can get better rates, and the larger rooms if I book directly with them. Also, only book a refundable room. I got my dates wrong, and booked a night too early with a non-refundable room. Within minutes I contacted the hotel to fix the error and they would not work with me. I had to go through Expedia and engage in lengthy chats. I finally got Expedia to promise me a refund, in writing, which was to be issued after check out. It's been several days and still no refund has arrived.

Dear, you have misinterpreted what we could have said.Probably we told you that booking directly with the hotel, at the same rate you would have booked a larger room because there are no fees for all the intermediaries, not that we give worst rooms to whom books through agencies or else.The fact that you booked through an agency, that bought the room from an online tour operator led to this long chain of modification requests, we can not allow you to cancel or modify the reservation without involving who bought the room from us.

Awesome experience. The owners son was especially helpful with local restaurants - off the beaten path - and other areas to explore while we were in Venice. He was very friendly and helpful. The breakfast was very good also. Nice Boutique Hotel - and he even carried our bags to our rooms - since there is not an elevator. Very convenient - a stone's throw - to ferries to train station. Great place for a vacation and i highly recommend this hotel to anyone visiting Venice.

Fantastic all round stay. Convenient to the water bus stop to Punta Sabbioni and walking distance to St Marks Square. My only advice is to get the water bus from Piazzale Roma when you arrive in from the airport. Staff were so friendly and helpful, I couldn’t recommend it enough. Breakfast was excellent too. I will definitely stay here again.

Thanks for the review, when you got there only one room asked for check in when she and your family said wait here telling your daughter or at least what I understood after that you asked me to have a reservation too , done the checking I accompanied you to your room and helped you with your bags after an hour you called me about the air conditioning and had a problem with the light and luckily everything was sorted and I remind you that when I asked you if you have a reservation you answered me say no.

Room was updated, clean and very nicely decorated. Staff was helpful and assisted bringing luggage to our room on the 3rd (really 4th) floor since there’s no elevator. Only one very narrow hall and stairway leading to our room (fire escape awareness). Thin walls led to sleepless night due to neighbor noise level at night and early morning.

This boutique hotel is a good stay for vacationing. There isn't a lot of space in the single queen room. The area is very nice and the hotel is well kept.

I loved the location of this hotel. Unfortunately it was hot and the A/C was not switched over from heat yet. This should be noted in the hotel description!!! We had to sleep with the windows open, unfortunately I got bit all over from mosquitos!!! The rooms are definitely not big so be prepared!!!

Dear, thank you for your kind feedback.Unfortunately the heating/air conditioning system has to be switched between the two options for all the hotel, we switched it just a bunch of days after your stay, and now people ask for the heating because it's cold.It is not easy to forecast the weather.Looking forward to meeting you again.

VERY small room :(
Overall the location of the hotel is good. Staff is also friendly. The stay was, unfortunately, very bad. The pictures don’t give a good representation of how the room actually is. It’s VERY small, barely enough room to move around for two people. NO room to open up your luggage, and absolutely NO room in the bathroom/shower. I’m not a big guy at all and I couldn’t even make a 180 degree turn in the shower. Online it states that they have certain amenities but hair dryer basically works, but doesn’t lol and when asked for an iron, they couldn’t find it so we had to wear our clothes wrinkled. Overall, not the best experience, and definitely a poor representation of the pictures to real life.

We stayed here on our honeymoon and it was a lovely property. Exactly as described and in the heart of a busy area of Venice. The rooms were spacious with very nice showers and bathrooms. It was easy to get around and the staff was so helpful with all questions and concerns. I would highly recommend staying here.

Great location. very friendly staff. the extra blanket is an added touch too. The room and bathroom is very clean, even though the room is small and relatively old. I did not expect there is no elevator, we have to bring our carry on luggage up to 2nd floor. luckily it is carry on luggage.
