This hotel is well located, and rooms are generally of good size and condition. However, there were significant drawbacks:
1. When I checked in the receptionist insisted to charge my credit card up-front for the entire stay (6 nights) instead of at checkout. He also mentioned that if on any specific day I would like to have breakfast - I should first come to pay and then I can have it. The same applies for room service.
When I arrived to my room - the toilet seat had some stains from previous users. Much more significant was the fact that the ventilation system was not working, it was a relatively hot week, and the advice I was given was to sleep with an open window (and bare the noise and smells coming from outside). Despite my request, once I used the coffee supplies and water bottles at my first night, those were not replenished, because "this is the policy of the hotel" (as said, I stayed there for 6 nights). One night I arrived late from a long day of meetings to find that all my towels were taken but for one, and toiletries were not replenished. When I asked for an invoice in the evening prior to my departure, so to save time in the morning - I was answered that they cannot do this, and I will have to deal with this only after I physically check out.
To summarise - despite the potential, I would not come back to this hotel nor recommend others to do so
